Building on ground that used to be a racetrack

Cut, filled and regraded, then built on.

Owner Inspections · Oran Park 2570 · 2026-04-07

In short: What a reshaped site means for your slab, and what the soil report actually tells you.

The history

Oran Park Raceway operated from 1962 to 2010. The town that replaced it sits on land that was cut, filled and regraded to create it.

What that means

Ground conditions vary lot by lot, between cut, natural ground and engineered fill. None of that is unusual and all of it is designed for.

What the soil report does

Classifies your lot under AS 2870 and gives the engineer what they need to design the slab. It is the single most useful document you can ask your builder for.

Why we will not publish a class

Because a suburb average would be meaningless here, more so than anywhere else in this network.

What to watch afterwards

Drainage. On clay and on fill alike, keeping moisture at the footings even is the thing an owner actually controls.

FAQ

Questions Oran Park owners ask about this

Is engineered fill a problem?

No, when it is placed and compacted to specification and the slab is designed for it. The paperwork is what tells you that happened.

Do I need to commission a soil test myself?

Usually not. The builder commissions one. What you should do is ask for the copy.

Does this explain cracking?

It can be one factor among several. A defect investigation looks at width, pattern, progression and drainage before drawing any conclusion.

Is the raceway history relevant to my inspection?

It is context. Your engineering and soil report are the documents we read.
