What you are buying
Oran Park resale stock is young. Structural failure is uncommon at that age and is not the main thing to look for.
What does show up
Handover shortcuts that have had a decade to reveal themselves: sealant gone, flashings that were never right, wet areas that leak slowly.
The owner factor
Ten years is enough for a first owner to add a deck, a pergola, a bathroom or a carport, with or without approval.

Roof space where safe, wet areas, masonry cracking measured against the standard, and site drainage.
